I’ve got some good news for you: You’re probably looking in the wrong spots.
Living on or near the water in the Tri-Cities doesn't have to mean moving to the middle of nowhere or spending your entire paycheck on gas. In fact, some of our best-kept secrets are small, charming communities where you can be on your boat by 5:15 PM and still make it to work in Johnson City, Kingsport, or Bristol by 8:30 AM.
Today, I’m stripping away the mystery and giving you the "Starter Pack" for three of my favorite waterfront communities. Whether you want a quiet mountain retreat or suburban convenience with a dock, there is a spot here with your name on it.
1. Butler (Watauga Lake) – The Quiet Mountain Escape
The Vibe: Pure serenity. 🏔️
If you want to feel like you’re on vacation every single day, Butler is your place. Located on the shores of Watauga Lake: often cited as one of the cleanest lakes in the country: Butler is a tiny community with a massive personality. It’s known as "the town that wouldn't drown" because the original town was relocated when the TVA flooded the valley.
The Lifestyle:
This is for the person who values nature over neon lights. You’ll find incredible mountain views, deep blue water, and a very "Appalachian getaway" feel. It’s quieter than the other lakes, meaning less boat traffic and more peace.
- Commute: About 35–45 minutes to Johnson City. It’s a scenic, winding drive: perfect for clearing your head after a long day, but something to consider if you hate two-lane mountain roads.
- What to Expect: A mix of rustic cabins, luxury lakefront estates, and cozy chalets. You won’t find a massive shopping mall here, but you will find local gems like the Watauga Lake Winery.

2. Piney Flats (Boone Lake) – Suburban Convenience Meets Lake Access
The Vibe: The best of both worlds. 🏠
If you’re worried about being too far from a grocery store or your favorite coffee shop, Piney Flats is the answer. It sits right on the edge of Boone Lake and acts as a central hub between Johnson City and Bristol.
The Lifestyle:
Piney Flats feels like a classic suburban neighborhood that just happens to have a lake in its backyard. It’s a very social lake: you’ll see neighbors out on their pontoons, families at the marinas, and a lively atmosphere during the summer months.
- Commute: A quick 15–20 minutes to Johnson City or Bristol. It is arguably the most convenient lake community for daily commuters.
- What to Expect: Traditional subdivisions, many of which have community boat ramps or private docks. It’s a great spot for families who need to be close to schools and healthcare but want to spend their weekends on the water.

3. Blountville (South Holston Lake area) – The Strategic Middle Ground
The Vibe: Semi-rural and fishing-focused. 🎣
Blountville is often overlooked, but for savvy buyers, it’s a goldmine. It provides easy access to South Holston Lake, which is world-renowned for its fishing and scenic, undeveloped shoreline (thanks to much of it being bordered by National Forest).
The Lifestyle:
This area has a more spread-out, semi-rural feel. You’re close to the Tri-Cities Airport and the Bristol Motor Speedway, but once you get down toward the lake coves, it feels miles away from the hustle. It’s a favorite for anglers and those who prefer a "natural" lake look over rows of houses.
- Commute: Roughly 25–30 minutes to Johnson City or Kingsport, and even closer to Bristol. It’s right off the I-81 corridor, making it a strategic home base.
- What to Expect: A variety of price points. You can find everything from affordable starter homes a few minutes from the ramp to impressive custom builds in quiet coves.

The "Small Print": What You Need to Know Before You Buy
I promised to be your "expert neighbor," and part of that means being honest about the boring stuff. Buying a lake property isn't the same as buying a house in a standard neighborhood.
Here is what you must keep in mind:
- TVA Rules are King: Most of the land around our lakes is managed by the Tennessee Valley Authority (TVA). Just because a house is on the water doesn't mean you can build a dock, clear the trees, or put in a shoreline retaining wall whenever you want. You must verify the TVA permit status before you fall in love.
- Deed and County Restrictions: Some communities have strict "covenants" (rules) about what your house can look like, whether you can rent it out on Airbnb, or even what kind of fence you can have.
